The following is a brief summary distinguishing between Association and homeowner responsibilities. This list is not intended to be all-inclusive. The nature of the item and how it came to be could affect the responsibility. This is determined by the Declaration referencing Article 1.16, 3.01, 3.02.
Policy & Procedures
Association’s Responsibilities
- Maintenance of Common Elements
- Landscaping, snow plowing of streets, sidewalks and walkways
- Replacements of trees
- Maintenance of fence and entrance signs
- Testing of the back flow valves and alarm panels
- Maintenance of retention areas
- Maintenance of siding, roofing and gutter system
- Maintenance of streets, sidewalks, streetlights and mailboxes
- Garage light fixtures
- Irrigation system
Homeowner’s Responsibilities
- Repair of owner’s fire sprinkler system
- Testing of ground sprinkler system
- All maintenance, repairs and replacements within the Dwelling unit and Exclusive Limited Common Elements, which includes:
- Balcony, porch or patio
- Perimeter doors (front, sliding, balcony door, garage)
- Windows, interior surface of perimeter walls, ceilings and floors.
- Any system component part which serves the Dwelling unit exclusively. (plumbing, electrical, gas, etc.)
- Any common element listed above damaged by an Owner or an Owners occupant or guest
- Satellite dishes must follow guidelines laid out in declarations and bylaws
